Seasonal Checklist

What to Do Each Season

Our wet winters and occasional hard freezes are tough on houses. Here's what to check, and when.

๐Ÿ‚

Fall

September โ€“ November

Get ready for the rainy season

  • Clean gutters and downspouts after the leaves drop
  • Make sure downspouts carry water several feet away from your foundation
  • Check the roof for missing shingles, damaged flashing and moss buildup
  • Disconnect garden hoses and cover outdoor faucets
  • Insulate exposed pipes in the crawlspace, garage and attic
  • Check crawlspace vents and the plastic vapor barrier on the ground
  • Have your furnace serviced before you need it
โ„๏ธ

Winter

December โ€“ February

Protect against freezes and leaks

  • Keep the heat on โ€” no lower than 55ยฐF, even when you're away
  • On very cold nights, open cabinet doors under sinks on outside walls
  • Let faucets on outside walls drip slightly during hard freezes
  • Know where your main water shut-off is โ€” and make sure it turns
  • Watch ceilings and walls for new stains after heavy rain or snow
  • Wipe up window condensation so it doesn't soak into the sills
  • Run bathroom fans during showers and for 20โ€“30 minutes after
๐ŸŒฑ

Spring

March โ€“ May

Check for winter damage

  • Look in the crawlspace for standing water or wet insulation
  • Check the attic for roof leaks, wet spots or a musty smell
  • Inspect the roof again and clear any moss
  • Look under sinks and around toilets, the dishwasher and fridge for leaks
  • Check washing machine hoses โ€” swap rubber hoses for braided steel
  • Test your sump pump if you have one
  • Walk the outside of the house and look for cracks or gaps that let water in
โ˜€๏ธ

Summer

June โ€“ August

Do the repairs while it's dry

  • Schedule roof, siding and gutter repairs during the dry months
  • Re-caulk around tubs, showers, sinks and windows
  • Make sure soil slopes away from your foundation
  • Check sprinklers and irrigation lines for leaks near the house
  • Flush your water heater and check it for rust or drips
  • Keep the AC drain line clear so it doesn't back up
  • Fix small leaks now โ€” they're much cheaper before the rain comes back
Year-Round

Smart Habits Any Time

๐Ÿšฐ

Know your shut-off

Find your main water shut-off valve today and show everyone in the house. In a burst pipe, every minute counts.

๐Ÿ””

Get leak alarms

Cheap water leak alarms near the water heater, washer and under sinks can catch a leak before it becomes a flood.

๐Ÿ”ฅ

Watch the water heater

Most tank water heaters last about 10โ€“15 years. If yours is near the end, plan to replace it before it fails.

๐Ÿ’ง

Check your water bill

A sudden jump with no change in use can mean a hidden leak.

๐ŸŒซ๏ธ

Keep humidity in check

The EPA recommends keeping indoor humidity between 30% and 50% to keep mold from growing.

๐Ÿ“ธ

Photograph your home

Take photos or a video of each room and your belongings once a year. It makes an insurance claim much easier.

If Something Does Happen

Even well-kept homes get leaks. If you find water where it shouldn't be, shut off the water, take photos, and call us right away โ€” the faster drying starts, the less damage there is.
